Brian has developed or is currently working on 45+ projects worth more than $900 million for Beacon. He has primary responsibility for all third-party consulting projects and client relationships. He jointly manages the overall Beacon organization as well as supervising housing developers, development associates, and construction managers. Brian has worked with most affordable housing funding sources, public and private, in Washington State: Historic and Low-Income Housing Tax Credits, taxable and tax-exempt bank loans, bridge funding, construction loans, and City, County and State funding. Prior to Beacon, Brian served as Vice President for Community Development Banking at Bank of America in Seattle, and as Project Manager for EAH Housing, one of the San Francisco Bay area’s largest non-profit housing developers. Brian served on the Board of the Housing Development Consortium from 2009 – 2018 and president of that body for two terms. From 2007 to 2014 he served on the Board of Community Roots Housing in Seattle. As a member of the Executive Leadership Team, Cindy jointly oversees the overall development pipeline for the HumanGood Affordable Housing portfolio and Beacon client-based projects in a multi-state area. She provides direct supervision to development and asset management teams in Washington and California, as well as overseeing Beacon’s key operational areas including organizational finance, compliance, and office support teams. Cindy has developed over 28+ projects worth over $625+ million while at Beacon. She provides deep project management and oversight to her project development teams. Cindy has worked with a vast array of funding sources, public and private including: LIHTC and Historic Housing Tax Credits, taxable and tax-exempt financing. Prior to Beacon, she served as Manager of Housing Development at the Low-Income Housing Institute and Credit Review Analyst at Wells Fargo (fka as First Interstate Bank) Cindy is a past Planning Commissioner and currently serves on Governor Inslee’s Affordable Housing Advisory Board. Her experience in both housing finance and policy groups allows for Beacon and HGAH to contribute thoughtful and strategic regional policy input. As the Lead Asset Manager, Cindy manages the Asset Management team for the HumanGood Affordable Housing Group (HGAH) which operates a real estate portfolio of 103 communities and over 7900 residential units located in four states. In this role she is responsible for the long-term financial health and physical condition of the properties. She supports the team to ensuring reporting, budgeting, and replacement reserve withdrawals are performed on time for the portfolio. She also works to develop solutions to maximize the long range viability of the portfolio, including investor exits, recapitalization, or transition of assets. She has over 25 years of professional experience in Asset Management, Property Management, and Real Estate Development in both non-profit organizations and government agencies.
She holds a B.A. in English Literature from Lake Forest College, a M.A. in Planning from the University of Wyoming, and a Certificate in Real Estate Construction Management from Fordham University. Prior to Beacon, Peggy served as the Vice President of SRO Housing, a Permanent Supportive Housing Non-Profit in Southern California, and as a Development Project Manager for Highridge Costa Housing Partners, one of the largest affordable housing owners, operators and developers in the United States. Peggy has worked with a vast array of funding sources, public and private: Low-Income Housing Tax Credits, taxable and tax-exempt financing, City, County and State funding in multiple States. Prior to joining BDG, Roberta worked predominantly at housing authorities and nonprofits in the Chicago area and the Puget Sound, including work on multiple HOPE VI projects. She was also a portfolio manager for Bank of America, overseeing a portfolio across the west coast. Roberta has a BA from Washington University in St. Louis and a MA in Urban Planning from the University of Iowa. In her free time, she enjoys exercising, reading, baking and going to the theater. Sarah has managed over twenty projects totaling more than $250 million of investment in affordable housing while at Beacon. Since 2001, she has worked on everything from agricultural housing to historic rehabilitations as well as HUD preservation and refinance projects, including RAD and SPRAC, as well as HUD 202 new construction. She also serves as a resource to housing development staff, particularly in the areas of financial structuring, feasibility review, equity placement and project projections. Prior to Beacon, Sarah served as the Research Coordinator for the Runstad Center for Real Estate at the University of Washington and worked for Simpson Paper Company as Market Planning Manager and Business Analyst. Sarah holds a BS in Accountancy from the University of Illinois, Urbana-Champaign and a Master of Urban Planning degree from the University of Washington. She also holds the professional certifications of Certified Financial Analyst (CFA) and Certified Public Accountant (CPA). Sarah is a Commissioner for the City of Anacortes Parks Commission and a board member for Anacortes Schools Foundation. Stacey joined Beacon Development Group (BDG) / Human Good Affordable Housing (HGAH) in 2022 as a Construction Manager. She works directly with the clientele, their design team and general contractors. She oversees the navigation of projects from inception all the way through to completion, developing long lasting relationships with all parties involved and ensuring product excellence. Prior to joining BDG/HGAH, she has worked for Pacific Northwest General Contractors as a Project Manager, leading project teams in pre-construction services, building construction and post construction building lease up and warranty. Stacey is a native Seattleite and grew up in a household of master carpenters, where she learned to use all the tools of the trades. When she is not at work, she is a busy soccer mom, chasing her daughter across the country attending tournament after tournament. Paul provided 17 leadership and direction to Beacon after founding the company in 1999. Today, Paul continues to participate in affordable housing policy implementation on the federal, state and local levels. He is a tireless advocate for affordable housing, serving on the WA State Governor’s Housing Advisory Board and the Seattle Housing Authority Board of Commissioners. He has been recognized by the Washington State Housing Finance Commission with the prestigious Friend of Housing Award. Paul has also served on the Governor’s Task Force on Financing Senior Housing, the Joint Committee on Farm Worker Housing, and the Policy Advisory Team for Housing. Paul started his career in affordable housing at Catholic Community Services of Western Washington. He holds a BA from Western Washington University and a Master in Public Administration from Seattle University.
