Beacon Development Group is an affordable housing consulting firm that works with nonprofits and housing authorities. As a subsidiary of HumanGood, we facilitate the funding, design, and construction of affordable housing developments for our clients, managing the entire development process from financing to construction to handing off the keys. Since 1999, Beacon has served thousands of people through the development of over 5,600 units in 92 projects, with a combined value of over $1 billion dollars. We believe that when all people and families have the security of an affordable home, our entire community benefits.

Beacon Development Group strives to work alongside historically marginalized groups to develop healthy neighborhoods. We acknowledge the historic and ongoing legal, social, and economic inequities that persist within the housing system in our society. From redlining to underinvestment to gentrification, the communities we work with are deeply impacted and are experiencing a shortage of affordable housing. With a desire for greater housing equity, we are pursuing the following:

- Leverage state, local and private funding to develop housing and advocate for public resources for communities disproportionately impacted by housing insecurity.

Development Consulting Services
We work collaboratively with clients across all building types and populations to conduct:
- feasibility analysis;
- navigate and secure financing;
- structure projects to ensure healthy long-term performance,;
- represent owners through the construction process;
- hand over the keys and work with property management through lease-up and close-out.
We have a long history of navigating public and private funding sources with our clients. Our active role in the industry has cemented relationships with these funders and investors, as well as partners such as architects and general contractors. As a result, we have an exceptional breadth and depth of experience that gets results for our clients.
Beacon is strongly aligned with the mission of our clients, and we understand that determining the feasibility of a particular project can take precious time and resources. Therefore, Beacon typically defers payment for its services until all funding for the project is secured.
Construction Management Services
Our highly skilled construction managers have deep experience in the design and construction of affordable housing. We understand all building types – from historic rehabilitations to occupied renovations to new mixed-use construction. We know that construction is complicated, no matter what kind of building, and we know how to represent our clients’ interests during the process. Together, we work to:
- oversee General Contractor selection and contracting;
- review building plans and specifications to limit cost changes throughout construction;
- negotiate on your behalf during the construction process to control costs and create a quality product;
- oversee General Contractor and Architect performance and delivery to meet all of your complex zoning, regulatory and financing needs;
- deliver your project on time and under budget.
Asset Management Planning Services
The ability to maintain housing assets over time is essential to the long-term health of residents and buildings, as well as the financial health of the parent organizations that own affordable housing. As a result, Beacon stays with clients through the entire life-cycle of their projects, offering asset management planning services when desired. We have successfully applied our sophisticated analysis to projects and portfolios to maximize building performance for clients. This is all the more important in an age of diminishing resources for the ongoing operations of affordable housing.
Asset Refinance & Repositioning Services
Beacon has worked with many clients over the last several years to stabilize their HUD-financed properties. We engage collaboratively and proactively with ownership teams, whether nonprofits or single-asset entities such as churches and community groups. Together we examine the feasibility of projects for refinance and rehabilitation in order to protect affordability for existing residents such as seniors and the disabled. Oftentimes, this involves identification of new financing methods and application of complex funding rules. We have deep experience in occupied rehabilitations, particularly with senior populations. We are proud of our success in repositioning many projects to retain long-term affordability and building health while maintaining great sensitivity to residents throughout the process.
