Brian has developed or is working on 50+ projects worth more than $750 million for Beacon. He has primary responsibility for all third-party consulting projects and client relationships. As part of the Leadership Team, he jointly manages the overall development pipeline for all Beacon projects including supervising housing developers, development assistants, and construction managers. Brian has worked with most affordable housing funding source, public and private, in Washington State: Historic and Low-Income Housing Tax Credits, taxable and tax-exempt bank loans, bridge funding, construction loans, and City, County and State funding. Prior to Beacon, Brian served as Vice President for Community Development Banking at Bank of America in Seattle, and as Project Manager for EAH Housing, one of the San Francisco Bay area’s largest non-profit housing developers. Brian currently serves on the Board of the Housing Development Consortium and served as the President of the Board from 2017 – 2018. From 2007 to 2014 he served on the Board of Capitol Hill Housing in Seattle. He holds a BA in History and Global Studies from Pacific Lutheran University and a Master in Public Policy from the Kennedy School of Government at Harvard University. As a member of the Executive Leadership Team, Cindy jointly oversees the overall development pipeline for the HumanGood Affordable Housing portfolio and Beacon client-based projects in a multi-state area. She provides direct supervision to development and asset management teams in Washington and California, as well as overseeing Beacon’s key operational areas including organizational finance, compliance, and office support teams. Cindy has developed over 28+ projects worth over $625+ million while at Beacon. She provides deep project management and oversight to her project development teams. Cindy has worked with a vast array of funding sources, public and private including: LIHTC and Historic Housing Tax Credits, taxable and tax-exempt financing. Prior to Beacon, she served as Manager of Housing Development at the Low-Income Housing Institute and Credit Review Analyst at Wells Fargo (fka as First Interstate Bank) Cindy is a past Planning Commissioner and currently serves on Governor Inslee’s Affordable Housing Advisory Board. Her responsibilities include all aspects of new business development, planning and development for projects, as well as the supervision of staff to housing developers and development associates. Peggy has developed or is currently working on 28+ affordable housing projects worth more than $428 million in the western United States. Prior to Beacon, Peggy served as the Vice President of SRO Housing, a Permanent Supportive Housing Non-Profit in Southern California, and as a Development Project Manager for Highridge Costa Housing Partners, one of the largest affordable housing owners, operators and developers in the United States. Peggy has worked with a vast array of funding sources, public and private: Low-Income Housing Tax Credits, taxable and tax-exempt financing, City, County and State funding in multiple States. She holds a BA in Sociology from the University of California, Los Angeles and completed the Real Estate Certificate Program at the University of California, Los Angeles. In his role, he is responsible for strategic planning, capital formation and execution of the business. Additionally, he assists with Beacon Development Group’s third-party consulting practice as a Project Manager on select projects. Prior to joining Beacon Development Group, Alex was a Vice President at CBRE Affordable Housing where he transacted Section 42 LIHTC and Section 8 assets throughout the country. During his time at CBRE, he participated in over 155 transactions totaling in excess of $2.1 Bn. Alex also has held positions in corporate real estate, brokerage and affordable housing research. Alex graduated from Georgetown University with a Master of Professional Studies in Real Estate, and Washington State University with a Bachelor of Arts in Economics. Since 2001, she has worked on everything from agricultural housing to historic rehabilitations as well as HUD preservation and refinance projects, including RAD and SPRAC, as well as HUD 202 new construction. She also serves as a resource to housing development staff, particularly in the areas of financial structuring, feasibility review, equity placement and project projections. Prior to Beacon, Sarah served as the Research Coordinator for the Runstad Center for Real Estate at the University of Washington and worked for Simpson Paper Company as Market Planning Manager and Business Analyst. Sarah holds a BS in Accountancy from the University of Illinois, Urbana-Champaign and a Master of Urban Planning degree from the University of Washington. She also holds the professional certifications of Certified Financial Analyst (CFA) and Certified Public Accountant (CPA). As project manager, Chris manages a variety of publicly funded projects for clients, project partners and teams. He oversees all aspects of development, working closely with project teams on assembling financing, design development, budgets, construction, and project close-out. He brings deep experience in community development to Beacon, having worked in both local and international non-profit organizations. Chris especially enjoys contributing his development experience and knowledge through work with community organizations to help them achieve their vision and meet local community goals.

Chris’s previous experience includes serving in affordable housing and community development lending roles for both Impact Capital and Bank of America. Chris also worked in fund management at Global Partnerships, a non-profit international impact investor. He holds an MA in Administration from the Technological Institute of Monterrey in Monterrey, Mexico, an MBA from the University of San Diego, and a BA in Business Economics from Willamette University. He excels at representing clients during construction to achieve buildings that are high quality and under budget. Jason has over 20 years of experience in construction management with significant experience serving as an owner's representative on numerous projects. Jason has worked as a general contractor, cabinet builder and has served as an adjunct professor in the Basic Initiative Program of the Architecture Department at the University of Washington, an international design/build program with marginalized communities in Mexico, Cuba, and India. Jason holds a BS in Environmental Science from the University of Vermont and a Master in Urban Planning from the University of Washington. With over 15 years of combined architecture and construction experience, Laila brings the ability to support the successful marriage of design and construction in the making of buildings. As Construction Manager, Laila provides construction oversight for some of Beacon’s Washington projects. Her knowledge of both architectural design and the construction process allows her to lead a team through project specific challenges and identify effective strategies for keeping projects within budget and on schedule. She is also skilled at successfully building strong working relationships by identifying ways to meet the client’s mission and goals while honoring the vision of architects and designers. Prior to Beacon, Laila worked as an architect on the major Pike Place Market Renovation, a complex challenge of inserting something new into historic buildings knitted together. Laila also cut her construction teeth on building high end residences, working with the region’s most talented architects, subcontractors, fabricators and artisan craftspeople. In an effort to serve more mission driven clientele, she served as a Construction Manager for Seattle Children’s Hospital overseeing design and construction. Paul provided 17 leadership and direction to Beacon after founding the company in 1999. Today, Paul continues to participate in affordable housing policy implementation on the federal, state and local levels. He is a tireless advocate for affordable housing, serving on the WA State Governor’s Housing Advisory Board and the Seattle Housing Authority Board of Commissioners. He has been recognized by the Washington State Housing Finance Commission with the prestigious Friend of Housing Award. Paul has also served on the Governor’s Task Force on Financing Senior Housing, the Joint Committee on Farm Worker Housing, and the Policy Advisory Team for Housing. Paul started his career in affordable housing at Catholic Community Services of Western Washington. He holds a BA from Western Washington University and a Master in Public Administration from Seattle University. In addition to his policy and advocacy work, Paul enjoys time with his three grandchildren, traveling, and learning about wine. Read Less
