Brian has developed 40+ projects worth more than $500 million while at Beacon. He has primary responsibility for all third-party consulting projects and client relationships. As part of the Leadership Team, he jointly manages the overall development pipeline for all Beacon projects including supervising housing developers, development assistants, and construction managers. Brian has worked with most affordable housing funding source, public and private, in Washington State: Historic and Low-Income Housing Tax Credits, taxable and tax-exempt bank loans, bridge funding, construction loans, and City, County and State funding. Prior to Beacon, Brian served as Vice President for Community Development Banking at Bank of America in Seattle, and as Project Manager for EAH Housing, one of the San Francisco Bay area’s largest non-profit housing developers. Brian currently serves on the Board of the Housing Development Consortium and served as the President of the Board from 2017 – 2018. From 2007 to 2014 he served on the Board of Capitol Hill Housing in Seattle. He holds a BA in History and Global Studies from Pacific Lutheran University and a Master in Public Policy from the Kennedy School of Government at Harvard University. Cindy jointly oversees the overall development pipeline for all Beacon projects, and provides direct supervision to development teams in Washington and California. Cindy also oversees Beacon’s operational areas which includes finance, asset management, and office support teams. Cindy has developed over 25 projects worth over $425 million while at Beacon. She brings this deep project management experience to each project and team, building all types of housing and utilizing nearly every source of funding available to clients throughout the West Coast. Cindy has worked with a vast array of funding sources, public and private: Low-Income and Historic Housing Tax Credits, taxable and tax-exempt financing, bridge funding, construction loans, and City, County, and State funding. Prior to Beacon, Cindy served as Manager of Housing Development and Senior Housing Developer at the Low Income Housing Institute and Credit Review Analyst at Wells Fargo (fka as First Interstate Bank), both in Seattle, WA. Cindy attended Highline Community College and recently completed the UW Cascade Executive Management Program. His responsibilities include all aspects of planning and development for projects, as well as the supervision of staff, technical assistance, review of critical documents and participation of the Beacon Communities management team for Southern California. Orest joined Beacon following the affiliation of ABHOW/Beacon Communities with the be.group. At be.group, he served as Director of Project Planning with a primary focus on recapitalization and rehabilitation of affordable housing communities. Utilizing tax exempt bond financing and the Low Income Housing Tax Credit, he secured a total bond allocation of $88-million and tax-credits of $42-million in the past four years for six communities. Orest has extensive knowledge on the entitlement process, project management and working with public agencies. Pulling from 9-years as an independent planning and land-use consultant, he has a deep understanding of local jurisdiction throughout Southern California. Alex currently leads the Middle Market housing initiative of Beacon Development Group’s parent company, HumanGood, to create housing for people that earn 60%-120% of area median income. In his role, he is responsible for strategic planning, capital formation and execution of the business. Additionally, he assists with Beacon Development Group’s third-party consulting practice as a Project Manager on select projects. Prior to joining Beacon Development Group, Alex worked at CBRE Affordable Housing where he transacted Section 42 LIHTC and Section 8 assets throughout the country. During his time at CBRE, he participated in over 155 transactions totaling in excess of $2.1 Bn. Alex also has held positions in corporate real estate, brokerage and affordable housing research. Alex graduated from Georgetown University with a Master of Professional Studies in Real Estate, and Washington State University with a Bachelor of Arts in Economic. Sarah has managed over twenty projects totaling more than $90 million of investment in affordable housing while at Beacon. Since 2001, she has worked on everything from agricultural housing to historic rehabilitations and most recently has been managing many of the HUD asset repositioning and refinance projects. She also serves as a resource to housing development staff, particularly in the areas of financial structuring, feasibility review, equity placement and project projections. Prior to Beacon, Sarah served as the Research Coordinator for the Runstad Center for Real Estate at the University of Washington and worked for Simpson Paper Company as Market Planning Manager and Business Analyst. Sarah holds a BS in Accountancy from the University of Illinois, Urbana-Champaign and a Master of Urban Planning degree from the University of Washington. She also holds the professional certifications of Certified Financial Analyst (CFA) and Certified Public Accountant (CPA). Sarah is a Commissioner for the City of Anacortes Parks Commission and serves on the Anacortes School District Facilities Planning Committee. As project manager, Chris manages a variety of publicly funded projects for clients at Beacon. He oversees all aspects of development, working closely with clients and project teams on assembling financing, design development, budgets, construction, and project close-out. He brings deep experience in community and fund development to Beacon, having worked in both local and international non-profit organizations. Chris recently served as the Vice President of Lending at Impact Capital in Seattle, where he managed the organization’s loan portfolio, including financial underwriting, closing, and portfolio management with nonprofits across Washington State. Prior to Impact Capital, Chris worked in fund management at Global Partnerships, a non-profit impact investor, where he managed social investment funds with partners throughout Latin America. Chris began his career in Seattle as a Vice President in community development banking at Bank of America. He holds an MA in Administration from the Technological Institute of Monterrey in Monterrey, Mexico, an MBA from the University of San Diego, and a BA in Business Economics from Willamette University. She is integrally involved in monitoring budget-to-actual variances, analyzing the portfolio against benchmark performance and assisting in the development of corrective action plans to address property issues. Before joining HG AH, Julie worked at Housing Kitsap for over sixteen years in a variety of roles including Housing Development Director, Compliance Manager and Asset Management Director. Over the last 20 years Grace has held positions in site administration and risk/asset management while working for Beacon’s parent company, HumanGood. She transitioned into her role as a Senior Asset Manager for Beacon in 2019 and is responsible for the HUD properties in the CA HumanGood Affordable Housing (HGAH) portfolio. She collaborates with operations, finance, development and compliance to ensure the long-term physical condition and financial health of the portfolio. Grace is closely involved with the annual welfare exemption filings, completion of portfolio budgets and assists in creating corrective action plans to address any challenges in order to meet the requirements and standards of HGAH and regulating agencies. She holds a BS in Accounting from the Assumption College in the Philippines and in her free time she enjoys working out, reading, traveling and trying different cuisines.

He excels at representing clients during construction to achieve buildings that are high quality and under budget. Jason has over 20 years of experience in construction management with significant experience serving as an owner's representative on numerous projects. Jason has worked as a general contractor, cabinet builder and has served as an adjunct professor in the Basic Initiative Program of the Architecture Department at the University of Washington, an international design/build program with marginalized communities in Mexico, Cuba, and India. Jason holds a BS in Environmental Science from the University of Vermont and a Master in Urban Planning from the University of Washington. As Construction Manager at Beacon, he oversees construction administration for several clients, managing the building of everything from low-rise housing for agricultural workers in rural communities to complex new construction and high-rise occupied renovations for seniors in Seattle. As a licensed architect, Matthew is adept at reviewing project plans for clients to minimize cost changes during construction and at managing project teams to achieve the best results for clients and tenants. Prior to Beacon Matthew served as Project Manager for Callison and as a Senior Developer for the Low Income Housing Institute, both in Seattle, WA. He has also served as a project architect for several housing, retail, and commercial facilities in the Pacific Northwest. He is a tireless advocate for affordable housing, serving on the WA State Governor’s Housing Advisory Board and the Seattle Housing Authority Board of Commissioners. He has been recognized by the Washington State Housing Finance Commission with the prestigious Friend of Housing Award. Paul has also served on the Governor’s Task Force on Financing Senior Housing, the Joint Committee on Farm Worker Housing, and the Policy Advisory Team for Housing. Paul started his career in affordable housing at Catholic Community Services of Western Washington. He holds a BA from Western Washington University and a Master in Public Administration from Seattle University.
