NEW CONSTRUCTION
HumanGood Affordable Housing and Beacon Development Group is pleased to announce the successful allocation of 4% Low-Income Housing Tax Credits (LIHTC) and tax-exempt bonds for a new 80-unit, six-story senior affordable housing community, Rotary Gardens in South San Francisco, California.
The team successfully secured a $17.3M funding award from the County of San Mateo – one of the largest awards in Beacon Development’s history for Rotary Gardens. In addition, secured $8.4M funding award from the City of South San Francisco. The LIHTC and Bonds were the last step in the $80M capital stack for Rotary Gardens, marking an important milestone in the organization’s ongoing effort to expand high-quality, affordable housing for older adults.
Rotary Gardens will be developed in partnership with the South San Francisco Rotary Club, the development represents the third collaborative project between the SSF Rotary Club and HumanGood Affordable Housing.
The community will serve low-income seniors ages 62 and older between 15%-60% of area median income. Twenty (20) units will be set aside for formerly homeless and frail elderly residents. Supportive services with be provided in collaboration with the Health Plan of San Mateo. The community will include an underground structured parking garage, administrative offices, a community room, laundry facilities, a gym, and an open-space community garden.
Groundbreaking of Rotary Gardens in South San Francisco is anticipated to commence in November 2026.
REHABILITATION
George McDonald Court
After multiple rounds of funding applications, we are proud to announce the recent allocation of 4% Low Income Housing Tax Credits (LIHTC) and Bonds In Southern California, both Adda & Paul Safran Senior Housing and George McDonald Court will receive a rehabilitation under HUD’s RAD for PRAC (Rental Assistance Demonstration for Project Rental Assistance Contracts) program and will continue serving low-income seniors 62 years of age and older. Adda & Paul is a 64 unit, 4-story building located on the north end of the famous Venice Beach Boardwalk and George McDonald is a 61-unit, 3-story building in South LA.
